Licence Keeper is run from Lanzarote, Spain. Email: hello@getlicencekeeper.com. We are the data controller.
Checker answers. The checker runs in your browser. Your answers are not sent to us unless you press "Introduce me to a local surveyor".
Reminder emails. If you sign up, we keep your email address to send deadline reminders and news of rule changes. Legal basis: your consent. You can withdraw it at any time with the link in every email.
Surveyor introductions. If you ask for an introduction, we receive your name, phone, town, the area of the home and your checker answers. We pass these to one surveyor you agree to, so they can quote. Legal basis: steps taken at your request before a contract.
Purchases. Payments are handled by Lemon Squeezy, which acts as merchant of record: it sells the pack to you and handles sales tax. We receive your name, email and what you bought. Legal basis: the contract, and our tax duties.
MailerLite for reminder emails, Google Workspace for our mailbox, Cloudflare for hosting, Lemon Squeezy for payments once the pack is on sale, and the one surveyor you choose. Some of these may store data outside the EU under standard contractual clauses.
Reminder emails: until you unsubscribe, or 31 December 2027 at the latest. Introduction requests: 12 months. Purchase records: as long as Spanish tax law requires.
You can ask to see, correct, delete, restrict or move your data, or object to its use. Email hello@getlicencekeeper.com. You can also complain to the Agencia Española de Protección de Datos (aepd.es).
We use no tracking cookies. The site remembers your language choice in your browser only.
Licence Keeper gives general information about the town-hall "comunicación previa de actividad clasificada" for holiday lets in Lanzarote. It is not legal or technical advice. We do not file anything for you, and we cannot promise your filing will be accepted. A qualified surveyor or architect must prepare the technical report.
You get a digital pack for your town: the form and document list in English and Spanish, the fees, a ready-to-send Spanish request for your planning certificate, questions to ask your surveyor, and email reminders until 31 July 2027.
The pack is digital content delivered at once. At checkout you ask for immediate delivery and agree that you lose your 14-day right to cancel once delivery starts. We still offer the refund promise below.
If the rule changes so that your home no longer needs this filing, before you have filed, we refund you in full. Email hello@getlicencekeeper.com within 60 days of the change. We also refund in full within 14 days of purchase if the pack does not cover your town.
We check town forms and fees and show the date we last checked. Town halls can change them without notice. Always confirm with your town hall before you pay a fee.
Our total liability is limited to what you paid us, except where the law does not allow this. Nothing here affects your statutory rights as a consumer.
Spanish law applies. You can use the courts where you live.
The checker is free. We earn money in two ways, and we tell you both openly.
1. The town-hall pack. You pay €49 if you choose to buy it.
2. Surveyor introductions. When you ask us to introduce you, the surveyor pays Licence Keeper a flat fee per introduction. It is the same fee whatever the job is worth, and we tell you the amount before we pass on your details. It is not a share of your bill, and the surveyor may not add it to your price.
We work only with registered building surveyors ("arquitectos técnicos" or "aparejadores") who are members of their professional association. You are free to use any other professional. You owe us nothing if you do not hire the surveyor.
