Who must file

If you filed your holiday-let declaration with the Cabildo before 13 December 2025, and have never filed the "comunicación previa de actividad clasificada" at the Yaiza town hall, you must file it before 31 July 2027. Your holiday-let registration number is not the same thing. If you miss the deadline you must stop letting, and letting after that can be fined €15,000-€150,000.

Ley 6/2025, tenth transitional provision, added by Ley 7/2026 (BOC 14 Aug 2026); ALY Abogados, 7 Oct 2026.

Start here

Ask the town hall for your planning certificate first. It is often the slowest document. Then ask a building surveyor for a fixed-price quote for the technical report. Allow at least three months (estimate).

Documents

Yaiza publishes no holiday-let form or document list. Until it does, plan for at least the legal minimum, and ask the town hall whether it wants more:

  • Planning certificate from the town hall (or proof the building is tolerated "fuera de ordenación", or that tourist use is consolidated)
  • Technical report ("memoria") signed by a surveyor or architect, with current plans and photos of the front and inside
  • Your ID (DNI, NIE or passport)
  • Proof of ownership (deeds)
  • Your Cabildo holiday-let declaration with its entry stamp
  • Fee receipt

Fees

  • Filing: €500 (Yaiza fee ordinance no. 8, item LU14.2)
  • Planning certificate: €40 (item LU12)

Where to file
