What is the "comunicación previa de actividad clasificada"?

A filing at your town hall that tells it a holiday let is running in the home, with proof that the home meets planning, safety and habitability rules. It is separate from the declaration you made to the Cabildo.

I have a holiday-let (VV) number. Isn't that enough?

No. The VV number comes from your declaration to the Cabildo. The town-hall filing is a second, separate step, and many owners never made it.

Who has to file by 31 July 2027?

Owners who filed their holiday-let declaration with the Cabildo before 13 December 2025 and never filed the town-hall notice. If you already filed it, keep the stamped receipt and you are done. A few law firms read the cut-off date differently, so if your declaration is from 2026, ask a professional.

What happens if I miss the deadline?

You must stop letting at once, and your holiday-let declaration lapses. Carrying on after that can be fined €15,000 to €150,000.

What documents do I need?

At least two: a planning certificate from the town hall (or proof the building is tolerated "fuera de ordenación", or that tourist use is consolidated), and a technical report by a surveyor or architect with plans and photos. Teguise asks for 15 items on its own form. The other six Lanzarote towns publish no list yet, and Arrecife also wants your rubbish-fee receipt.

How much will it cost?

Two parts. The town-hall fee: €901.52 in Teguise, €500 in Yaiza, €3 per m² in Tías, about €255-€425 in Arrecife by size, and about €377 for 70 m² in Tinajo village if its 2003 opening-licence fee applies (estimates). San Bartolomé and Haría publish no fee we could find. And the surveyor's report: €250 to €1,050 in Las Palmas province, €410 on average. The Canary tourism minister quoted €500 to €1,000.

How long does it take?

Allow at least three months. The planning certificate is usually the slowest part. Some surveyors deliver the report within 15 days of getting your documents.

My town hall can't issue the planning certificate yet. What do I do?

Ask in writing now and keep proof of the request. Some town halls are still setting up the procedure. Do not file an incomplete notice just to be seen to have applied.

My flat is in a tourist apartment complex. Can I file?

Often not, because the law treats units in complexes built with a tourist licence as tourist apartments, not homes. Get a surveyor's view before you spend money.

There was building work without a licence. Does that matter?

Yes. Unlicensed work can stop the filing passing. The surveyor must show any changes on the plans. Get advice before you pay any fee.

Is my town hall checking?

Haría is. On 11 September 2026 it approved a four-year plan to check all 465 holiday lets registered before 13 December 2025, including whether this filing was made. Teguise has already refused filings in Famara and La Graciosa.

Will a new decree cancel this for Lanzarote?

Nothing suggests so. The decree promised for December 2026 covers La Gomera, La Palma and El Hierro, not Lanzarote. We check every two weeks and email subscribers if anything changes.

Can I file it myself?

Yes, in person at the town hall or online with a digital certificate. In Teguise, if a surveyor or company files for you, it must be online.

Who runs Licence Keeper, and how do you make money?

Licence Keeper is run from Lanzarote. The checker is free. If you ask for an introduction, the local building surveyor pays us a flat fee, the same for every job, and we tell you the amount first. We will also sell a €49 town pack. We never take a share of your bill.
